In the Eastern Suburbs of Sydney, the majority of Real Estate is sold using the Auction Method- this does not suit everyone. The main alternative to Auction is to advertise your property, "For Sale" with a price.

Advantages

  • There is no "date" for things to happen and so it can be less stressful.
  • Your marketing costs are lower as the marketing of your property is less intense than in the Auction scenario.
  • If your property is in a lower price range, it does not always make sense to spend very much money on marketing.

Disadvantages

  • Buyers are not under as much pressure to make their best offer.
  • As there is no deadline to act, "For Sale" properties are generally on the market for longer.
  • With the marketing not being as intense, you run the risk of missing some buyers so not getting the best possible price.

FOR AUCTION

The Auction method works here better than anywhere else... there is always competition

Disadvantages

  • As previously mentioned the Auction method is more costly in marketing.
  • In a slow market the lack of competition between buyers can mean the best possible price is not achieved.
  • With there being a date set for the sale, some people feel a sense of pressure on the day.
