Selling Tips

Here are some helpful tips which will allow your property to be more appealing to prospective buyers. The biggest point to remember is to de-clutter as much as possible. Cluttered areas can often make spaces look much smaller and untidy. Bills, photo frames and other personal items should be kept to a minimum as you are trying to make the prospective buyers feel at home in your property and to imagine themselves living there.

Entrance:

  • Ensure that your property is clearly numbered and that the entrance is free from shoes, clutter and leaves. First impressions always last and a nice neat and clear entrance is very inviting.
  • Sweep entrance floor and have a mat for people to wipe their feet on.

Lounge:

  • Vacuum floors and give them a good scrub. If the floors are tiled, then try to give the grout a good clean as this tends to age and look dirty after a little while.
  • Fluff the cushions and lounge suite to make it look soft and comfy.
  • A pretty bunch of flowers on the coffee table or shelf always brightens up a room and gives a bit of colour.
  • Dust out the rugs and give them a good vacuum.

Kitchen:

  • Clear the fridge from bills and other personal items as it can look cluttered.
  • Clear the bench space from everything except a kettle and toaster.
  • Empty the dishwasher and clear any clean or dirty dishes from sink.
  • If you are really motivated, you may want to bake a cake or brew some coffee as the smell is very inviting when someone walks in.

Bathrooms/Toilets:

  • Clean toilets and put seats down. Make sure they smell fresh and clean.
  • Clean the mirrors and vanity and de-clutter any unnecessary toiletries. A nice bottle of handwash and towel is all that is needed.

Bedrooms:

  • Make all beds with nice bright quilt sets and clear out any unnecessary items.
  • Open curtains and blinds to let the light in.

Yard:

  • Mow the lawn and dispose of grass clippings.
  • Prune any dead leaves and branches from plants, particularly in areas where people may walk such as paths.
  • Clean the pool/spa.
  • Clean up any pet droppings from the yard.
  • Empty bins and hide away in garage or shed.

General:

  • Clean windows and sills, open all windows and blinds to allow natural air and light to brighten up the home.
  • Turn on lights if necessary and make sure all of them work.
  • If warm, turn on fans or air conditioners and make sure they are clean too.
  • Ensure there are no cobwebs in corners of the room.
  • Move your car from driveway and rake up any leaves.
  • Ensure that all doors and windows open and close properly and do not make a squeak.
  • Turn phone down or off the hook during open inspection.
  • Make sure lamps or anything that is plugged in works properly.
  • Clear out any old magazines and newspapers from coffee table.
